Terms of Service

1. The agreement
These terms are between you (or the company you are signing up for) and Sentient Data, which operates Deal Radar. By creating an account or paying for a subscription you accept them. If you are signing up for a company, you are confirming you are allowed to bind it.
2. What the service is
Deal Radar monitors public records published by government agencies, matches each record to a trade and a service radius, and shows you the record with a drafted message you can edit and send yourself. It is software. It is not a lead broker, a marketing agency, or a guarantee of work.
Deal Radar never contacts homeowners, consumers or property owners on your behalf. Nothing is sent in your name. Every message the product drafts is yours to review, change, discard, or send from your own account.
3. Your account
Keep your sign-in details to yourself and tell us if you think someone else has them. You are responsible for what happens under your account. Seats are named: a seat is one person, not a shared login for a crew.
4. Subscription, billing and renewal
- Deal Radar is paid from the first day. There is no free tier and no trial period.
- Published prices are Starter $99, Pro $299 and Team $599 per month, in US dollars, plus tax where it applies.
- Every plan includes one market. Each additional market is $49 per month.
- Your subscription renews automatically at the end of each billing period until you cancel it.
- We charge the card on file through our payment processor. If a charge fails we may retry it and may suspend access until it succeeds.
- Upgrades and downgrades take effect as described in the application and are prorated by the payment processor.
- We can change prices. If we change the price of a plan you are on, we will give you at least 30 days notice by email, and the new price applies from your next billing period. You can cancel before it takes effect.
Cancellation and refunds are covered by our refund policy, which is part of these terms.
5. Coverage
Greater Sacramento is the market open for subscription today. It covers Sacramento County and Yolo County records, including the cities inside them. We publish what we have ingested rather than what we intend to ingest, and a market page that shows no counts is telling you the truth. We do not promise that any particular county, city or agency will be added by any particular date.
6. Acceptable use
You agree not to:
- use the service, or anything you get from it, to make a decision about credit, employment, insurance underwriting or pricing, or tenant screening;
- use it to harass anyone, or to send messages that break anti-spam, telemarketing or do-not-call law in the places you and the recipient are;
- send automated or bulk messages that pretend to be from a person when they are not;
- scrape, crawl or bulk-export the application, or try to reconstruct the dataset;
- share a seat, share your credentials, or give access to anyone outside your business;
- probe, break or work around the security of the service;
- use the service to build a competing dataset or a competing product.
You are responsible for the messages you send. The product drafts, you send, and outreach law applies to the sender.
7. The data is licensed to you, not sold
Your subscription gives your business a non-exclusive, non-transferable right to use the records and analysis inside the product for your own sales and marketing while your subscription is active.
You may not resell, republish, syndicate, sublicense or redistribute the data, in whole or in part, and you may not sell leads derived from it as a lead-generation service to third parties. Ordinary internal use is fine: exporting a route for your own crew, printing a list, sending a letter you wrote.
8. What we do not warrant
The records come from third parties: county and city permit systems, state agencies and licence registries. We do not control them and we cannot promise that any of it is complete, current or accurate.
- Agencies publish late, publish partially, change formats without notice, or stop publishing.
- A permit tells you someone intends to do work. It does not tell you the job is unbought, the budget survived, or the schedule held.
- Counts on our pages describe records we have actually ingested, not every record that exists.
The service is provided as is and as available. To the fullest extent the law allows, we disclaim all implied warranties, including merchantability, fitness for a particular purpose and non-infringement. We do not warrant that the service will be uninterrupted or error free.
9. Limitation of liability
To the fullest extent the law allows, neither party is liable for indirect, incidental, special, consequential or punitive damages, or for lost profits, lost revenue, lost business or lost data, even if it was warned they were possible.
Our total liability for any claim relating to the service is limited to the amount you paid us in the 12 months before the event that gave rise to the claim.
Nothing here limits liability that cannot be limited by law, including for fraud.
10. Indemnity
You will defend and indemnify us against claims arising from the messages you send, from your use of the data outside these terms, or from your breach of section 6 or section 7.
11. Suspension and termination
You can cancel any time, as described in the refund policy. We can suspend or close an account that breaks these terms, that does not pay, or that puts the service or our data sources at risk. Where it is reasonable to do so we will warn you first.
Sections 7, 8, 9, 10 and 13 survive the end of this agreement.
12. Changes to the service and to these terms
The product changes. Features are added and, occasionally, removed. If we make a change to these terms that materially affects you, we will email account holders and update the date at the top. Continuing to use the service after that means you accept the change.
13. Governing law
These terms are governed by the laws of the State of California, without regard to its conflict-of-laws rules. Any dispute goes to the state or federal courts located in California, and both of us consent to that.

Our privacy policy explains what we collect about you and what we do with it. It is part of these terms.
